One of the first questions most sellers want to know is "What is my house worth", and the answer is easy - What buyer(s) are willing to pay for it!
You could have spent $150k in custom upgrades, but it does not mean they were worth the expense, or buyer(s) would be willing to pay the additional price for your custom work.
I don't say this to upset you, but most sellers have the wrong expectations about their property and what buyer(s) are willing to pay.
